GLi, the joint venture between industrial developer KSP and global investor PATRIZIA, has received planning approval for Sceptre Park, a cutting-edge urban logistics project in Enfield.
Designed to meet the growing demand for sustainable last-mile distribution, Sceptre Park will deliver six BREEAM Excellent, EPC A+ rated warehouse units ranging from 11,615 to 21,315 sq ft. The units offer flexible configurations and will be delivered as net zero carbon in construction, supporting London’s push toward a cleaner, more efficient logistics future.
Will Ikin, Investment Director at KSP, commented: “Sceptre Park offers best-in-class urban logistics space with a diverse range of units sizes to support small and large occupiers in the North London market. Prioritising operational efficiency and sustainability, we’re delivering a solution that meets the evolving needs of modern logistics occupiers whilst driving economic growth in Enfield”.
Enfield’s exceptional connectivity makes it a logistics powerhouse, offering unparalleled access through an integrated transport network including direct road access via the A10, just 8 minutes from the M25, and only 2 minutes’ walk from Southbury Station with fast connections to Liverpool Street. This prime North London location provides immediate access to a dense, skilled local workforce specialising in logistics operations.
The Sceptre Park facility is designed to maximise operational cost-efficiency, featuring 20% active EV spaces and 800KVA total power infrastructure. All units are future-proofed with maximum solar PV on the roof for energy resilience and reduction of occupier costs.
David Johnson, Chief Executive Officer at KSP, stated: “Sceptre Park exemplifies our commitment to delivering high-performance logistics assets. By combining advanced sustainability features with strategic location advantages, we’re creating a value-driven solution that offers occupiers substantial operational cost reductions and future-proof infrastructure.”
Mark Krol, Director of Fund Management at PATRIZIA, added: “This development further strengthens our investment portfolio of premium logistics facilities across Greater London. We continue to see strong demand for sustainable industrial space in strategic locations, and Sceptre Park is positioned perfectly to meet the needs of modern occupiers while delivering long-term value for our investors.”
The development continues GLi’s strategic expansion within the Greater London logistics market, with the portfolio now including key locations in Park Royal, Charlton, Croydon and Mitcham.
Planning consultant Turley successfully led the planning process, working closely with the Enfield Council to ensure the development aligns with Enfield’s economic growth strategies while meeting the highest environmental standards.
Sceptre Park is being jointly marketed by CBRE and DTRE, with immediate interest expected from logistics operators seeking sustainable facilities in this prime North London location.
